When people think of getting a home constructed on a plot of land, they look at the two options available, modular and manufactured homes. These homes do not make one wait for long duration of time for the construction to get over. Both variants are highly appreciated by the home owners, with each having its distinct features that distinguish it from the other. Even though site-built homes have a huge share of the market to themselves, there is a huge demand for manufactured as well as modular homes amongst home owners.

Modular homes are built in sections at an assembly line and then commissioned at client's site by the home builder with the help of flatbed trucks. Manufactured homes are also constructed off-site, but the primary difference is that the whole unit is fabricated together. After construction, these are also delivered at site with the help of cranes, and can be moved whenever required. While the former is developed in accordance with the existing state, local and regional standards, the latter complies with the federal HUD code.


Modular homes need to be checked by qualified inspectors. They check basic fittings like plumbing and electrical fittings, in manufactured homes but do not need to check the facility thoroughly. There are few differences between the foundations and structural frameworks of these homes, with a similarity that these are constructed by home builders adhering to the requisite laws. On the other hand, manufactured homes are cheaper than the other variant, even though their value depreciates over time, while the equity value always appreciates.

There are many instances where housing societies do not allow modular homes within their premises, citing certain regulations that are not adhered to completely by them. However, this is only because the authorities confuse them to be Manufactured homes, which are not allowed at all. There are many deed restrictions and restrictive covenants also that disallow manufactured homes from being considered the same as a regular home.

Seeing the differences mentioned above, there is no doubt that the modular homes developed by a reliable home builder is the better choice out of the two. Moreover, these homes are eco-friendly and can withstand any weather condition. Because of its longevity, the value of a carefully built house increases. Cost factor, location of the site, existing laws & regulations as well as quality of material play a significant role in deciding which variant is more suitable for the prospective homeowner.
